Agree on the basics
Measure the room and move-in route before shopping. Decide who pays, who keeps the sofa at the end of the lease, and who handles damage or a return. A compressed model may be easier to deliver, but the expanded piece still has to move out. Choose a size that leaves room for roommates' furniture.
Favor forgiving materials
Check the fabric care code and avoid assuming every removable cover is machine washable. A medium tone or textured weave may be easier to live with than a delicate light fabric. Sit height and support matter if the sofa will also be a study spot. Save the seller's care and warranty documents.
A good shared sofa should survive the routine, not just match a move-in mood board.
